Letter from the President

I would like to give you a little background as to how this REVOLUTIONARY CONCEPT BECAME REALITY.

I am a graduate of BCIT and have a diploma in Business Administration. I have been working in the real estate industry for 24 years. Over these 24 years I have seen a lot of real estate commission models. From the "traditional" or "typical" model to the discount model. The "typical" model is based on commissions of 7% of the first $100,000 and 2 ½% on the balance.

I worked for many years for a large Real Estate firm (a very fine company) with a "typical" commission structure. This model worked well for me in the past and I received many sales awards with them including "MEDALLION CLUB". However as prices of property increased so did the commissions charged. This combined with the explosion of information on the internet made me realize that the "typical" commission model was outdated. A more equitable commission structure was needed. Thus in 2005 I joined a leading Discount Company in Richmond.

I focused my efforts in the Richmond market primarily. I quickly became the top agent for the leading Discount Company in Richmond. In both 2006 and 2007 I was awarded the very prestigious "Medallion Club" status by the Real Estate Board of Greater Vancouver. I am consistently in the top 1% of all Agents in units sold. Although I have achieved this success I saw the need for a better commission model.

Most of these models I discovered had challenges.

I realized that most discount companies are challenged by the fact that they offer such little commission to the buyer's agent. This could restrict the quality of service offered to the seller. Some buyer's agents are reluctant to show properties listed with these companies. This trend seems to be getting stronger. Therefore properties listed with these other discount companies could take longer to sell at the best price. The commission policy of some discount companies limits the amount of commission they offered the buyer's agent. Thus TEAM 3000 REALTY LTD was born.

At TEAM 3000 REALTY LTD we are of the opinion that the listing function is standard in the amount of work required. It is our opinion "Pretty much" the same paper work is required for most residential listings. Therefore the standard listing fee is $3000.00 no matter the value of the property. This alone will save you thousands. To provide the maximum exposure and attract as many Buyer's Agents as possible we allow the seller to choose the amount of commission offered to the Buyer's Agent. We recommend that "you choose" a competitive commission amount.
